Notice to Vacate


Ontario
In Ontario your written notice must be provided 60-days prior to your intended move-out date. This will always fall on the first of the month. Any variances or deviations from this should be addressed with the appropriate Resident Relations Administrator.
Please Note: The termination date MUST be in accordance with the last day of your lease agreement, if you are not already a month-to-month resident.

Quebec
Notice to Terminate a Lease of 12 months or longer – No Renewal Sent

If the lease is for a term of 12 months or more, each resident(s) are required to provide written notice to the Landlord at least 3 months but no more than 6 months prior to the end of the term of the lease,  provided that no renewal offer was served. 

Notice to Terminate a Lease of less than 12 months – No Renewal Sent

If the lease is for a term of less than 12 months, the resident(s) are required to provide written notice to the Landlord at least 1 month but not more than 2 months before the end of the lease term.

Notice to Terminate Any Lease – Renewal Sent
In the case where the Landlord has served an offer to renew the Lease, the  resident(s) are required to provide written notice to terminate within 30 days of reception of the lease renewal offer. Failing which, the Lease will be automatically renewed including the proposition originally offered on the lease renewal All notices to terminate the Lease must be provided in writing to the Landlord by each and every person who is a Resident under the Lease. 

For other request to terminate, please communicate with your site Administration Team directly.

Written notice to terminate a lease must be submitted to your Resident Relations Administrator. It can be sent by email, fax, or mailed to your Resident Relations Administrator. It must include:

  • Name/signature of all lessees' (excluding guarantors)
  • Address for termination, including building and suite number
  • Lease end date
  • Reason of departure

British Columbia
In British Columbia, your written notice must be provided minimum 1 calendar month prior to your intended vacate date and no later than the last day of the month prior to your vacate month. Any variances or deviations from this should be addressed with the appropriate Resident Relations Administrator

Example of Proper Notice

If your lease agreement ends on August 31, 2021 your written notice must be delivered to your lease administrator by July 31, 2021.
